I got one!  
I've not been near LJ since Thursday night, due to my travelling to Sydney for my niece's engagement - have lots of photos to sort through and will post about that later this week. But something tremendously exciting happened on Friday - my offer was accepted on a house! It was the second house I'd put an offer on; the agent for the first one mucked me around so much that I ended up retracting that offer, once I knew that I'd scored the second one.

Settlement date is 31 May, provided the house passes its pest and building inspection. I'm that excited! Rent should cover the mortgage and the insurance, leaving only the rates for me to fork out.
Anyway, if you want to see it, it's here. I'll be checking the listing daily, waiting to see those wonderful words "Under Contract" appear under the heading on the website.

Thank you! Yes, a backyard with deck / patio is all-important for the warmer weather. I can't imagine NOT having a useable backyard all year long.

Wow, congratulations! Nice house too (though personally I can dream of alot of cupboard space... *g*) Next step - find someone to live in it?

I don't think it's possible to have too much cupboard space, in truth. I'm forever rearranging my kitchen cupboards, trying to fit everything in.
And yes, finding tenants comes next. My niece is really happy with the managing agent she uses so I'll give him a call.

What a lovely house! I love that yard so much; my back yard is AWFUL, in this drought we aren't allowed to water much at all and my yard is nothing but dead grass and dirt patches, so so ugly. I would spend half my time outdoors in that lovely lounging area if I had your yard!

Thank you! It IS rather green, isn't it? But late last year it wouldn't have been; we had a very long dry spell and I know my own yard was just like you described yours, so I imagine this place wouldn't have been too much different.

Hmmm... don't know if there's a bidding-war situation happening here, but it would certainly be welcome!
When I add up the insurance, interest and rates I'll end up having to put around $43pf into supporting the place. I was throwing $30pf extra into my superannuation so I'll just divert that, leaving only a small amount to find. That's assuming I get tenants, of course!
